Paying for your break
You can pay for your holiday by either cheque or internet bank transfer.
If you book your holiday or break more than 6 weeks before your stay a non-returnable deposit of £100 is required. If it is less than 6 weeks to your holiday or break then full payment must be made at the time of booking.
The contract
A contract will come into existence between you and us when:
- We tell you on the telephone, or online over the internet, that your booking is confirmed or
- We accept your deposit payment by issuing an email or written confirmation of your booking
The contract binds you and all members of your party, including day visitors. The contract lasts until you and your party leave the cottage. It is your responsibility to ensure that all members of your party accept the terms and conditions of reservation and the provisions contained in ‘Terms & Conditions’. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. You remain the lead guest and contact point for the booking; you must attend the holiday or break booked. Your holiday or break cannot be passed or sold to a third party. We will only discuss details of the booking with you, the lead guest.
Accuracy
We try to ensure all information, photographs and accommodation descriptions are accurate. Some facilities may vary but will remain substantially the same.
Your reservation
Your booking will only be confirmed once the deposit has been paid.
If you change your booking
If you wish to add more guests to your booking to a maximum of 6, you should inform us before the start of your holiday. We reserve the right to make an additional charge if necessary.
Date changes
If you wish to change the date of your holiday or break we reserve the right to charge a one off fee of £20. Date changes are not allowed for bookings where the holiday or break starts in less than 21 days.
If you cancel your booking
It may be necessary to cancel your break due to illness, accident or change of circumstances. You should contact us as soon as possible before cancelling.
We reserve the right to apply cancellation charges as follows:
- Less than 6 weeks but more than 4 weeks 25% of the total cost
- Less than 4 weeks but more than 2 weeks 50% of the total cost
- Less than 2 weeks 75% of the total cost.
If we change or cancel your booking
We aim to provide all the services and facilities as described. Should it be necessary for us to make a major change to your booking, or, in exceptional circumstances, to cancel your booking, we will try to advise you as soon as practicably possible and provide the following options:
- A replacement holiday at Tinsmiths Cottage to the one booked
- A replacement holiday at Tinsmiths Cottage together with the difference in price between the replacement holiday and the holiday booked
- A full refund if there are no suitable alternative dates.
Minor alterations
Alterations such as the withdrawal of certain facilities may be made by us for reasons beyond our control.
Limitation of liability
We accept responsibility for those arrangements that are within our control but cannot accept liability for any injury, loss or damage suffered by you or any member of your party unless one of the following applies:
- There was wilful default by us, or
- Death or personal injury was caused by our negligence.
For all reasonable claims other than death or personal injury which result from the non-performance or improper performance of our contract, we will pay appropriate compensation.
Please notify any shortcomings or complaints to us immediately so that they can be remedied.
Pricing
All pricing is subject to availability at the time of booking your holiday or break. We guarantee that the price shown and agreed on your confirmation of booking for the accommodation and party size is the amount payable by you. We reserve the right to raise or lower our prices at any time before booking.
Arrival and departure times
The cottage will be available on the day of arrival from 15:30 unless otherwise advised.
Please leave the cottage by 10:30 on your final day unless otherwise advised.
Pets
Pets are permitted in the cottage only by prior approval.
If you have a comment
If you are dissatisfied with any aspect of your holiday during your stay please contact us. We will endeavour to help you immediately so that you can enjoy the rest of your stay.
General
Please treat the cottage with care and respect. On departure, please leave the cottage in a clean and tidy condition. Check the cottage carefully prior to departure, as we do not accept liability for items left behind.
We reserve the right to charge you, during or after your stay, for any loss or damage to our property. You will be held responsible for any damage caused during your stay. Damage to the cottage may also result in the termination of the holiday with no compensation.
Offensive or illegal behaviour and excessive noise will not be tolerated. We reserve the right to enter the cottage at any time and for any reason, to ensure the safety and wellbeing of all of our guests.
If you or your guests fail to comply with these rules, your contract may be terminated and you and your party will be asked to leave the cottage immediately (without refunds).
Smoking policy
Smoking is not permitted in the cottage.

Acceptance of these terms and conditions is a requirement to booking Tinsmiths Cottage.
